In the project area at least a hundred houses / apartments are planned. Flexible ground-floor plans are designed, with the possibility to use them for shops, offices or small companies. The possibility of extending the houses and an incremental building construction process is integrated in the design.

We have chosen an approach based on two assumptions:
- South-Africa needs to built up by individuals and not
  only by the government
- Only South-Africa can determine the best methods to
  do this, we can only act as opinionated outsiders

Position one: WHA as a landlord will be:
- planner in the preparative phase
- principal during the plan development and
  construction phase

Position two: WHA as a project developer will be:
- project developer
- planner in the preparative phase
- principal during the plan development and
  construction phase
- manager during the operation period

We introduce a prefab, easy tot construct by local contractors. Set of a solar hot water boilers.
The commercial space is multi-functional and flexible by offering an indoor connection between house and commercial space. We want to strengthen the current use of land.

The self help construction has to be stimulated by the WHA acting as a materials and information depot.
In position one the WHA is the manager and maintainer of the land, infrastructure and commercial and housing real estate. In position two for the commercial and housing real estate this will be a much more shared responsibility between WHA and the owners.
